Bad permissions (terms usually need to be set[ug]id)?  Bad stuff in
~/.Xauthority or ~/.Xdefaults or (/etc|/usr/X11R6/lib)/X11/app-defaults/XTerm?

Are you uing [kgx]dm or startx?
